Guidance for amenities required in HMOs 2024 - Bedrooms

1 For a room occupied only by a child under 10, the minimum is 4.5m2 These are statutory minimum room sizes with no discretion

Discretion is allowed, depending on the condition, occupation, facilities and layout of the property as a whole.

Any floor area where the ceiling height is less than 1.5m shall be disregarded

There must be a minimum ceiling height 2.3m over 75% of the floor area not including part of the floor area where the ceiling height is less than 1.5m; Except in existing attic rooms which must be at least 2.14m over 75% of the floor area

1 Where the bedsit already exists (ie build or conversion more than 5 years ago) discretion can be applied depending on the overall standard of accommodation, but a bedsit of less than 11 square metres is unlikely to be acceptable.
