Thirty new, genuinely affordable homes will be built in Fulham for local residents.
The plans for the new development were agreed by Hammersmith & Fulham Council on Tuesday night (9 January).
The council has worked closely with housing association Shepherds Bush Housing Group (SBHG) on the scheme, which will see the council-owned Fulham North Housing Office and adjacent car park on the Clem Attlee Estate redeveloped. SBHG will be developing the site and managing the new properties.
“We know how much local people struggle to afford housing in Fulham. And many are worried about being priced out of the area, so we’re doing everything possible to increase the supply of genuinely affordable homes,” said Cllr Lisa Homan, H&F Council’s Cabinet Member for Housing.
“That’s why we’ve released this council-owned land for Fulham residents who need a home.”
Eighteen homes will be available at genuinely affordable rent for those on the council’s housing waiting list, with the remaining 12 homes earmarked for first-time buyers to purchase on a shared ownership basis. As the council has provided the land, the rents will be reduced to about £150 per week – compared to a market rent of around £450.
The scheme includes four one-bed and 26 two-bed homes, with three of the two-bed flats adapted for wheelchair users.
“We’ve been providing affordable homes in the borough since 1968 and the best start to our 50th anniversary year is to be building 30 more homes for local people,” said Matt Campion, Chief Executive of Shepherds Bush Housing Group.
“These homes add to 14 new homes and a community centre that we plan to build at Emlyn Gardens and we are actively looking for other sites through our partnership with H&F Council,” he added.
Action on Disability
The new development will also be home to local charity Action on Disability, providing much-needed office and community space for the charity’s vital work.
“Action on Disability is absolutely delighted to be part of this important development,” said David Buxton, the charity’s chief executive. “We’ve been a constant feature in the borough for nearly 40 years so it is fitting that our next 'home' is not only in a modern and accessible hub but is guaranteed well into the next century!”
From these new premises, Action on Disability will continue to provide its landmark services to disabled people and their families in independent living, advocacy, employment, youth and welfare benefits.
Two blocks
The scheme consists of two conjoined blocks of five and three storeys, constructed using attractive red and grey brickwork to fit in with neighbouring buildings. Solar panels will be installed on the roof and low emission gas fire boilers will provide heating and hot water.
All homes will exceed the minimum space standards set by the Mayor of London.
Housing office to move
The Fulham North Housing Office will soon move to a nearby premise. The council’s Housing team will shortly write to affected tenants and leaseholders to update them.
