H&F set to build 134 new energy efficient affordable homes in Fulham

Hammersmith & Fulham Council has been given the green light to the proposals to build 134 new high-quality homes in Fulham.

Across the development on the Aintree Estate, 84 per cent of the new homes will be genuinely affordable. And local residents in housing need will get first priority to secure one of the new affordable rent homes being built. Construction is expected to begin next spring.

The plans for the new development were approved by the Planning and Development Committee of H&F Council on Wednesday (21 September).

“I’m delighted that we can start to build these new energy efficient homes on the Aintree Estate,” said Cllr Frances Umeh, H&F Cabinet Member for Housing and Homelessness.

“We know that people are struggling to afford homes locally. That’s why we’re set to build more than 3,000 new affordable homes across H&F over the next four years.”

Affordable and accessible homes

The new development will transform the former site of Hartopp and Lannoy Point to create well-designed and accessible residential blocks for all ages. Ten per cent of all the new homes will be adapted for wheelchair users.

Of the new homes, 112 will be designated as affordable with 67 flats being at social or London affordable rent. And 45 will be designated as affordable shared ownership.

The design of the scheme was achieved by working with residents of the estate. This included their valuable help in moving from the original concept stage to the final designs.

Green credentials

The new Fulham development will now become home to family-friendly play spaces, electric vehicle charging facilities for local residents, as well as cycle parking storage for 250 bikes.

A highlight of the new development is that it is going to be built to ‘Passivhaus’ classic standards – the most energy efficient standards of homes in the UK.

Designed to reduce heat loss and energy use, the development uses state-of-the-art technologies such as ‘blue’ and ‘green’ roofs, as well as air source heat pumps and solar panels to help clean our air locally while helping residents save on their energy bills.

The new energy efficient development is part of our efforts to make H&F the greenest borough in Britain and achieve our carbon net zero targets by 2030.
