Thames Wharf Studios
Full Planning Permission was granted on 27 August 2015 for the erection of two buildings, one part six, part seven-storeys (North building) and the second building a part six, part seven, part nine storeys plus mezzanine (south building), to replace the existing buildings fronting the River Thames. The two wharf buildings fronting Rainville Road will be retained with the upper floors converted to residential.
The scheme will deliver 57 residential units with office and flexible office/restaurant space at ground floor level. A total of 17 (30%) of the 57 units will be made available for affordable housing (10 Social Rent and 7 Shared Equity Units).
The planning permission includes retaining and extending the River Café restaurant (Class A3) located in the northern wharf building (Building of Merit). The courtyard will become a new landscaped public open space including a children’s play area and a separate terrace area for the restaurant with an improved Riverwalk. A total of 22 parking spaces have been secured for the restaurant and 39 basement car parking spaces for the residential units.
The proposed development provides a total of 6779sqm (GIA) of Class C3 residential accommodation, 699sqm (GIA) Class B1 office floorspace, 544sqm (GIA) of Class A3 restaurant floorspace and 116sqm (GIA) of a flexible use of Class B1/Class A3 floorspace.
A financial contribution for £6,296,185 was secured towards off-site Affordable Housing via the S106 legal agreement. Further contributions secured include £82,500 for Economic Development, £78,500 for Healthcare and £80,000 for Sport Facilities. The proposal was submitted by DP9 Ltd.
