Guidance for Fire Risk Assessment and Gas Safety Advice
The London Borough of Hammersmith & Fulham has signed a protocol with the London Fire Brigade outlining the lead authority, with respect to regulating fire safety within domestic premises, and setting out how we will work together to improve fire safety in the borough.
Licensed houses in multiple occupation (HMOs) fall under the provisions of the Regulatory Reform (Fire Safety) Order 2005 (FSO) and as the owner you are required to carry out a fire risk assessment.
A Fire Risk Assessment is a tool to identify potential fire hazards and enable actions to be taken to remove or reduce these hazards to as low a level as practically possible and then decide what physical fire precautions and management arrangements are necessary to ensure people's safety.

As a landlord, you are legally responsible for the safety of your tenants in relation to gas safety. By law you must:
- Repair and maintain gas pipework, flues and appliances in safe condition
- Ensure an annual gas safety check on each appliance and flue
- Keep a record of each safety check
