Changes to the building regulations on replacement doors and windows

Information on the changes

From April 2002, all replacement window installations came within the scope of the building regulations.  Anyone who installs replacement windows, doors and roof lights has to comply with thermal performance standards.

There are two ways of getting approval.

1)  Your installer can submit a Building_Notice form at least 48 hours before the work has started

2)  You can employ a www.fensa.org.uk registered installer. (FENSA is a self certification scheme)

Planning Permission

Always seek the advise of the planning department if you are in a conservation area and plan to alter the exterior of your building.

Materials

You can install wood, metal or PVCu windows providing they give reasonable thermal insulation.

Double Glazing

All new windows must be double-glazed unless the building is an historic building where planning legislation may offer some flexibilty.

Conservatories

Generally, the glazing to new conservatories must comply fully with the regulations unless there is complete separation from the main dwelling by way of walls and doors.

Safety Glass

Safety, toughened or laminated glass must be used in all doors to a height of 1500mm and in all windows within 800mm of the floor.

Ventilation

Replacement windows must be at least the same size as the existing openings (up to 1/20th of the floor area). The windows may need fixed vents unless the room has suitable air bricks.  Trickle ventilators are also required to avoid condensation.

Window Escape

Some windows offer an alternative means of escape in the event of a fire.  Contact one of our surveyors on 020 8753 1081 for advice about the positioning and design of the replacement window.

Doors

The regulations apply if more than half of the door and frame, including the fanlight, is glazed. Any glazing in the door to door side panel should be safety glass, unless the panes are less than 250mm wide.
